Bellway Strategic Land is delighted to promote the residential development of Land to the West of Southam Road, Long Itchington. An outline planning application is currently being prepared for the site, with the aim of securing permission for the development of around 100 new homes, consisting of a mix of market and affordable homes along with publicly accessible open space.

Bellway Strategic Land wish to engage with the local community to present our proposals for the site and seek your views prior to submitting a planning application to Stratford-upon-Avon District Council in early 2026.

The Site Location and Context


The site (approximately 5ha / 12.4 acres) is located in Long Itchington, west of the existing settlement. The site currently comprises of agricultural fields with Shepherd Close and existing residential properties to the north of the site, Southam Road to the east and agricultural land and buildings to the south and west.

The site is relatively flat and there is a brook which runs through the centre. A Public Right of Way cuts across the land south of the watercourse. The site is currently accessed via an agricultural access off Southam Road.

About Bellway Homes and Vision for the Site


The Site is being promoted by Bellway Strategic Land part of Bellway Homes.

This public consultation event sets out our initial design proposals as well as the technical and environmental considerations which have informed the proposed design. We are keen to engage with the local community and all other stakeholder parties before finalising our proposals and submitting a planning application in early 2026.

Bellway’s vision is to create a sustainable and connected neighbourhood that blends seamlessly with Long Itchington’s character, offering a range of affordable housing options and better connections to local amenities. The proposals aim to meet local housing priorities, helping to address Stratford-on-Avon District’s housing shortfall, with affordable options for local families and the elderly. Bellway welcomes community feedback to help shape this exciting new development.
